Buying Your Home

Part Exchange

Why Part Exchange?

Many home purchases fail because buyers aren’t able to sell their current home or are stuck in a chain due to the other homeowners being unable to find a buyer. Part exchange means you can bypass these problems and also enjoy the following benefits:

  • No agent fees to pay
  • A quick, guaranteed sale
  • Professional support and guidance throughout the process
  • Stay in your existing home until your new Hopkins Homes property is ready for you to move into

The Process is Simple

It’s a quicker and easier move.

We’ve outlined the steps below.

For further information, please discuss with your Sales Consultant.

One

Confirm your eligibility

Check your home meets our Part Exchange Terms and Conditions

Confirm your financial status with an Independent Financial Adviser

Two

Arrange an appointment

Meet with your Sales Consultant to complete the initial paperwork and pay a fee of £1,000.

This places your chosen plot on hold and fixes the price for you.

Three

Home valuation

We will arrange for up to three local estate agents to come and value your home and take some photographs. We will then review these valuations and make you an offer*.

If you choose to accept this, you can proceed with the reservation of your new home.

*Offer subject to contract and necessary surveys.

Four

Reservation

If you are happy to accept our offer, your Sales Consultant will invite you to complete the reservation appointment for your new home and sign the Part Exchange agreement.

Your £1,000 fee will now become the reservation fee for your new home.

Five

Guaranteed Cash Buyer

Hopkins Homes will be your guaranteed cash buyer and we will look to exchange contracts within 42 days and you will remain in your old home until your new home is ready to move in to.

FAQs

Will Hopkins Homes offer us market value?

Our offer will mainly be based on the valuations from up to three local estate agents and the information they provide us with on your property such as size, condition, location, and any comparable properties that are currently on the market or have recently sold in the area. Hopkins Homes reserve the right not to make an offer on Part Exchange should we deem the property unsuitable.

What if my home doesn’t meet the Part Exchange Terms and Conditions?

We also offer a MoveEasy scheme that is also a great way to sell your home and save time, money and stress and we will still pay your estate agent fees! Please see further details here.

How long do we have to accept/decline the offer?

Should we decide to make you an offer on your home your sales consultant will send you an official offer letter and this offer will be valid for 48 hours from this letter being issued. After this time, your chosen plot will no longer be on hold.

What information do you need from me to buy my home?

We will need you to arrange a boiler service, gas safety and electrical certificate on your current home, which are to be provided to Hopkins Homes within 14 days of your signed Part Exchange Plus agreement. This is now standard procedure for all home sellers.

Do I need to pay for a home buyers report on my existing home?

No, Hopkins Homes will instruct a Home Buyers Report (HBR) to be carried out on your existing home. The surveyor will need access during the week to carry out an inspection on your home.

Part exchange is available on selected developments and plots only. Please discuss availability with your Sales Consultant.
