Trainee Assistant Site Manager

About the role

The Trainee Assistant Site Manager role forms part of the Construction project team, working alongside a mentoring Site Manager, Assistant Site Manager, and the wider team you will work in collaboration to maintain a safe work environment, help enable a compliant and quality focus with a core principle of ‘right first time’ and customer centricity. Under the program you will develop knowledge and skills to plan and execute projects, liaise with stakeholders and oversee small to medium construction projects safely and efficiently.

As a Trainee Assistant Site Manager, you will undertake a Level 4 formal qualification with our training partner the Charted Institute of Builders (CIOB) Academy. On successful completion of the apprenticeship, you will qualify for CIOB professional body membership – TechCIOB and will be invited to attend a graduation ceremony. Your first phase of training will provide all the knowledge and skills to work safely and keep others safe, the progressive training modules will provide a full range of core skills which you will hone on the project under the careful supervisor of your mentoring Site Manager.

Sales Director

Location: Head Offices in Melton, Suffolk

About the role

Responsible for the management and performance of the Sales and Marketing team to ensure that the business achieves its sale and profit targets in the most effective and efficient manner and in accordance with the strategic objectives of the business.

Your main responsibilities will include:

  • Act as SME providing regional guidance on Sales and marketing best practice across all channels both online and offline including provision of Sales and marketing best practice guides, processes and training
  • Accountable for on-time and on budget delivery of any changes required across sales and marketing channels
  • Ensure channels and the content remain compliant to all required regulatory requirements and act as focal point/SME for any queries in these regards
  • Prepare Board and Proposal to Purchase Reports for Management Meetings

  • Research and analysis of market trends and demographics, competitor analysis etc.

Site Manager

Location: Variable, Site-Based Location

About The Role The Site Manager Will Manage The Construction Site According To Company Guidelines And Goals Ensuring All Aspects Of The Project Are In Conformity With Proposed Budgets Timelines And Construction And Quality Standards.

Your Main Responsibilities Will Include 

  • Manage a construction site, to ensure the development is completed on time, to specification and safety regulations, while complying with company and construction build and quality standards.
  • Ensure all quality and safety inspections are within quality control standards and carried out in accordance with company guidelines.
  • Facilitate communication and coordinate activities with external third-parties, such as warranty provider, local authorities and utility companies to ensure achievement of the build programme.
  • Maintaining accurate records for the development including but not limited to, Staff Inductions, Health, Safety and Environment, timesheets, incident reports, quality control checklists.
  • Ensure materials are called off in a timely manner and checked and stored in accordance with company guidelines.
  • Direct and supervise activity of the workforce, including all subcontractors, to ensure works are completed on time, to the desired quality standards and within budget.
  • Work cohesively with other departments across the Company such as Sales and Customer Care to ensure achievement of targets, for example prompt resolution of customer care issues and timely updates relating to plot progress.

Skills/Attributes

  • Experience within the house building industry is essential
  • Understanding of the NHBC or /LABC/Premier standards
  • Understanding of Health, Safety and Environmental legislation
  • Valid First Aid at Work Certificate

Sales Consultant

About the role

The successful candidate will work alongside our experienced team to deliver an exceptional service to our customers.

Hours of work are normally Thursday to Monday inclusive from 9:45am – 5:00pm

Your main responsibilities will include

• Maintaining an up-to-date knowledge of our product and its construction, relevant local information, our unique selling points, the New Homes Quality Code, General Disclosure of Personal Records, Hopkins Homes Health & Safety and Personal Safety policies, and using such knowledge in a professional and structured manner.
• Attending to the needs of visitors, customers and potential purchasers and updating and progressing leads via our CRM system.
• Taking reservations and initiating paperwork with speed and accuracy and supporting customers with understanding the sales process, including the financial and legal aspects.
• Building great working relationships and having a continuous liaison with solicitors, estate agents, banks and building society managers and valuers to support with sales.
• Ensuring the Sales Centre, Show Homes, Stock Plots and associated gardens are well maintained, cleaned and kept up to date, to maintain a standard of excellence.
• Sales of customer extras from the Hopkins Homes range within agreed timescales and to agreed targets.
• Effective communication with the Site Manager to ensure knowledge of plot construction, progress and safe areas of viewing.
• Supporting the company in covering additional developments across the region when required.

Quantity Surveyor

About the role

As a Quantity Surveyor, you will provide quantity surveying services within the Commercial department on multiple projects, ensuring commercial procedures are followed to maximise the project’s commercial success. The quantity surveyor will be required to work closely with the rest of the project team to ensure all commercial risks and opportunities are managed and reported accurately.

Your main responsibilities will include

• Manage project subcontract procurement process, ensuring that buying opportunities are maximised and best value is achieved through each subcontract order.
• Preparation of value engineering schedules to identify opportunities to provide best value to the project throughout the detailed design and procurement process, liaising with the project design and technical team, attending design team meetings to ensure value engineering options are considered and group procurement agreements/suppliers are utilised whenever possible.
• Oversee subcontract account management including monthly subcontractor valuations, agreeing value of subcontractor variations, administering of contra charges and preparation and agreement of final account statements
• Preparation and regular review of project risk and opportunity schedules, liaising with the project team to identify and record any project risks and opportunities which could have an impact on the project costs.
• Production of project Cost Value Reconciliation reports on a quarterly basis for each project ensuring the accurate forecasting.
• Production and quarterly updates of cashflow forecasts for affordable housing revenue and construction cost.
• Production of subcontractor accruals.
• Administration of subcontractor vetting including review SMAS approval, credit checks, suitable insurance cover and CIS and bank details in collaboration with accounts.
• Contract administration of affordable housing contracts.
• Ensure third party rebate information is collated for indirect spend.
• Carry out regular site visits reviewing subcontract valuations and affordable housing progress/valuations including presenting site progress to the employer’s agent.
• Support the department to achieve a prompt positive resolution of subcontract disputes. This will include preparation of letters referencing relevant contract conditions and obligations.

Skills/Attributes

• A track record of successfully managing mixed tenure housing development projects in a similar role.
• Must demonstrate a high standard of IT skills, proficient in the use of Coins and MS Office, in particular Excel and Word
• Ability to measure to scale drawings using Bluebeam or similar.
• Excellent Communication skills both written and verbally.
• Ability to prioritise workload with proven experience of being methodical and organised.
• Degree level Quantity Surveying qualification or similar
• Ability to read and understand drawings, programmes and technical specifications alongside a good knowledge of construction processes and technologies.
• The ability to work collaboratively with the rest of the project team including, technical, design, construction, sales and customer care to ensure projects commercial success.
• Knowledge of commonly used standard forms of contract such as JCT, affordable housing agreements and trade contract agreements.
• An active interest in construction technologies and how product innovation can be utilised to improve projects commercial success.
• An active interest in how we can manage project risks and opportunities related to environmental, social, and governance criteria.

Sales Manager

About the role

To support the Sales Consultants in all aspects of selling new homes at or above target prices and within the forecast timescales. Always acting in the best interests of the company and in line with any rules and regulations to ensure our commitment to an exceptional service to our customers.

Your main responsibilities will include

• Forward planning weekly visits to all sites, prioritising work and ensuring staffing requirements are organised in advance.
• Ensuring sales are negotiated to achieve maximum price with minimal incentives. Ensure awareness of individual sites sales performance against forecast objectives.
• Supporting the sales consultants to sell by supplying relevant information, answering queries, delivering at pace, keeping both self and sales consultants motivated and focussed on results. Ensure all record keeping and documentation is always up to date and correct.
• Support as required in addressing any customer issues, being the first point of escalation for customer complaints.
• Tracking and reviewing the progress of new and existing leads and enquiries on each development using relevant tools such as Hubspot and Rightmove Plus and ensuring accurate record keeping and follow-up with customers.
• Close monitoring of the progress of existing sales and part exchanges to ensure the achievement of target exchanges and legal completions, ensuring Sales Consultants, IFA and solicitors are aware of monthly completions.
• Induction, training and on-going coaching of both existing and new Sales Consultants through 1:1 meetings and team sessions. Identifying the Sales Consultants’ training requirements and actioning strategies to address these.
• Managing the Sales Consultants to help achieve agreed objectives, such as ways to reduce cancellations, improve speed to exchange to under 56 days, securing more IFA and solicitor referrals, sales per outlet per week and securing a response rate of >60% on the HBF Customer Satisfaction survey.
• Communicating new initiatives and key messages to all the Sales Consultants to ensure full understanding. Ensuring all schemes are used correctly.
• Ensuring relevant paperwork and processes are completed accurately and sent to relevant people, including Daily Sale Summary, Visitor reports, logging of contacts and actions on Hubspot.
• Ensuring sites, sales areas and show homes are presented to the highest standards. Including internal, external and off-site signage, landscaping, show homes, view homes and stock. Liaising closely with Marketing, ordering current literature, ensuring all is up to date and ordered in a timely manner.
• Working alongside the Sales Director and Construction Department to manage successful and timely site launches. Managing third party relationships as required to achieve the objective. E.g. IT, marketing, landscapers and cleaners.
• Reviewing and having strong knowledge of local competitors, both new build and second hand, their marketing activity and market conditions. Feeding this back with recommendations to the Sales Director.
• Attending marketing meetings as required, making observations and recommendations. Liaising with local organisations where necessary to build relationships and strengthen the Hopkins Homes brand. Liaising closely with any retained estate agents to maximise value from the relationship.
• Demonstrating positive behaviours, complying with and supporting the company’s values and
• procedures. Acting as a role model for Sales Consultants, championing new ways of working.
• Updating the Sales Director daily with any concerns or issues that need to be raised.
• Familiarising yourself with company Health and Safety policies, inducting the team and making sure they are aware of their responsibilities within this, ensuring a safe environment for both their customers and the team.
• Ensuring staffing rota is completed in advance and managing holidays to maximise opening periods and reduce dependence on agency staff.
• Attending meetings that may be necessary in the performance of your duties, including relevant Estate
• Agents, IFA’s and solicitors and site set up meetings.
• Complying with and upholding company policies and procedures.
• Undertaking any additional tasks as reasonably required from time to time
