What To Expect At Your New Build Home Reservation Meeting
You’ve seen your ideal new build home, and you’re ready to make a move. Reserving the property is an important step in securing your new home, and in most cases, this takes place at a reservation meeting between you and the sales executive at Hopkins Homes.
At Hopkins Homes, we invite you for a reservation meeting to reserve your future home, discuss the next steps and give you the chance to ask questions about the property and process. It’s an exciting moment, as it’s the start of your journey towards owning your own new build home.
Here’s what to expect at your new home reservation meeting.

When and where will the reservation meeting take place?
At Hopkins Homes, we typically schedule reservation meetings for either 10am or just after lunch. This is because we need to allow a few hours for the meeting, as we’ll be looking at the process in detail. You’ll meet with one of our sales executives, who will be your main contact throughout the buying process.
We’ll ask you to come to the development’s sales office, so you’ll actually be on site!
Will we be able to view the property during the meeting?
This depends on the build status of the home and also whether it’s safe to view the property that day. We’ll always do our best to make sure that you can view the actual property you’re buying.
What paperwork do we need to do to reserve the property?
There’s quite a lot of paperwork involved, but there’s no need to feel overwhelmed: your dedicated sales executive will take you through everything.
To give you an idea in advance, here are the key documents that we’ll go through during your meeting:
- Reservation Book (Home User Guide): this useful booklet explains the journey from reservation through to warranty
- Customer Journey Book: a concise overview of the whole process
- Drawings & Plans: if you love looking at plans, this is a real highlight of the meeting! This collection of plans starts with the whole site and landscaping plans, then moves onto the detailed spec of your new home (such as technical drawings, kitchen layout and heating diagrams)
- Important Documents: this gives you the background information you need for house buying essentials such as finance and insurance. Your dedicated sales consultant will take you through each one.The key documents are:
- Covenant examples
- Management pack information
- New Homes Affordability Guide
- New Homes Quality Code
- Reservation terms & conditions
- NHBC (National House Building Council) documents (your new home warranty and insurance)
- Expect to sign multiple documents at the meeting. Your signatures are simply to confirm that you’ve understood everything that’s been discussed.
How do we secure our new home?
To officially reserve your new home, you’ll need to pay a reservation fee. This is typically £1,000, and you’ll pay it at your reservation meeting. We’ll now take your chosen home off the market for 28 days. Nobody else can view it or make an offer, and the price can’t change.
This means that your home is now reserved for you while you get your legal team, mortgage and (if you have one) current house sale organised. Paying the reservation fee is an important milestone, and it’s certainly a good feeling knowing that your home is reserved for you, and you alone.
What happens next?
Now it all starts to get really exciting! You can start to personalise your new Hopkins Home, and we’ll arrange a follow-up meeting to discuss options for your new build.
This can include choosing kitchen and bathroom fittings, finishes and any upgrades. We can also look at any extras you may want, depending on the stage of the build. Our customers love this meeting – it really brings everything to life.
