Planning Success for West Winch, Norfolk

Hopkins Homes, part of the untypical group, has received outline planning permission for 1,100 new homes on land at West Winch in West Norfolk.  This is the first phase of a 4,000-home growth project identified within the West Norfolk Strategic Local Plan to meet the area’s growing housing needs. 

Hopkins Homes has been working diligently over the last few months to finalise the necessary agreements with the council and landowners in order for planning permission to be granted.  

Duncan Jackson, Managing Director at Hopkins Homes, said: “We are delighted that we have been able to bring this project to fruition and secure planning permission for the first phase of the West Winch growth area.  Whilst it has taken some time, it was important that we secured the right level of infrastructure to support the new development and growing area – a complex arrangement involving multiple parties.” 

In addition to the new homes, the first phase includes a new primary school, local centre for shops and other community use facilities, and areas of public open space.  It will also be supported by a significant new access road connecting the A47 and the A10.   

Duncan, added, “This project will bring significant investment to the local community and provide much-need housing for this area of Norfolk.  We look forward to working with the land agent and landowners as we progress to the next stage of development.”  

Andy Redman, Director at Savills, commented: “Savills and Carter Jonas advised the landowners in what was a complicated process including entering into agreements facilitating the delivery of the West Winch Housing Access Road and the planning agreements running with the planning consent. Having entered into these agreements the landowners will be taking the next step of bringing forwards development of the site at the earliest possible opportunity”. 

Hopkins Homes has also recently gained planning permission for 200 new homes in Halstead, Essex and will shortly be starting construction on two new communities in Norfolk including 180 homes in Loddon and 350 new homes in North Walsham.
