Please see below the Terms and Conditions for the current offers and incentives available from Hopkins Homes.

These Terms and Conditions should be read in conjunction with any specific promotional materials and are subject to availability, eligibility criteria and the reservation of selected plots and developments.

Customers may receive a deposit contribution towards the purchase price of their new home. Contribution values vary by development and are available up to a maximum of 5% of the property value.

The contribution will be deducted from the total purchase price on legal completion.

This offer:

  • Cannot be used in conjunction with any other offer.
  • Is available on selected homes only.

Eligible purchasers must declare their intention to use this offer at the time of reservation and before any other incentive is applied.

Hopkins Homes reserves the right to withdraw, amend or vary the terms of this offer at any time prior to payment of the reservation fee.

Stamp Duty incentives are available on selected plots only and may be subject to time limits.

Where a specific contribution amount is stated, this is based on a purchase at the full asking price.

Unless otherwise stated, any offer to pay Stamp Duty applies only to the standard rate applicable to the purchaser’s primary residence. If the property purchased is not your only residence, you will be responsible for any additional Stamp Duty liabilities.

Hopkins Homes will provide a mortgage contribution equal to the advertised amount, up to a maximum of 3% of the purchase price.

The contribution will be deducted from the total purchase price on legal completion.

Some lenders may not accept housebuilder-paid mortgage incentives. Purchasers should consult their mortgage provider before reserving.

This offer:

  • Cannot be used in conjunction with any other offer;
  • Is not available on Shared Ownership properties;
  • Is available on selected homes only.

Eligible purchasers must declare their intention to claim the contribution at the time of reservation and before any other incentive is applied.

To qualify for this offer, purchasers must be employed by the Armed Forces at the time of reservation and provide three months’ payslips confirming their employment.

If you have been referred by an existing customer, your referral voucher must be presented at the time of reservation. Vouchers cannot be accepted retrospectively.

Successful applicants will receive a voucher worth between £250 and £1,000 following legal completion, depending on the value stated on the voucher issued.

Additional Conditions

Only one voucher may be used per home purchase.
The scheme is open to UK residents aged 18 and over.
Payments may be subject to tax. Recipients are responsible for declaring and paying any tax due.

This offer is available on selected homes and developments only.

1.    To be able to consider your home for Part Exchange/Part Exchange Plus it must meet the following criteria:

  • The property must not be worth more than 70% of the plot purchase price and have a value of no more than £500,000
  • The property must not be a listed building
  • It must be of Standard construction
  • The property must be in England and located within a suitable distance from the regional office you are purchasing from
  • It must have been your main residence for the last six months, if a rented property owned for 2 years.
  • The property must be freehold
  • Plot completion must be anticipated within 16 weeks of the Part Exchange application being submitted.

2.    If your property is already on the market, you must speak to your estate agent prior to committing to Part Exchange, as you may be liable for fees under an agreement with your agent even if you Part Exchange your home. Any fees in this respect remain in your liability.

3.    Hopkins Homes reserves the right not to make an offer; any offer made will be valid for 7 days in line with the New Homes Quality Code.

4.    If you accept our Part Exchange offer, the reservation fee of £1,000 will become applicable and refunded to you as outlined in point 12. Should you decide to withdraw from the Part Exchange scheme at any time between signing the acceptance letter and your new home reservation expiry date Hopkins Homes will retain any necessary administrative costs as per our reservation terms and conditions.

5.    Hopkins Homes will instruct Move with Us who will arrange for up to three estate agents and arrange valuation appointments within two working days of your application being submitted. We ask all valuation appointments to be scheduled in as soon as possible to avoid delays with your application

6.    Once all valuation appointments have been carried out, Hopkins Homes will review a report compiled by Move With Us based on comparable properties and market conditions and will decide whether to make an offer under our Part Exchange or Part Exchange Plus scheme. The offer will be communicated to you by your sales executive, and if you decide to accept our offer, Hopkins Homes will provide you with our acceptance letter which we will require you to sign.

7.    Once the PX has been agreed we ask that you allow access for viewings via the appointed selling agents or by the vendor of the property.

8.    Please note all offers are subject to;

  • A satisfactory RICS survey
  • All floor coverings, appliances, curtains/blinds and light fittings to remain in the Part Exchange property
  • A ‘For Sale’ board to be erected outside your home
  • Satisfactory gas safety, Electrical certificates and boiler service being provided. This is to be arranged and paid for by the homeowner if these documents are not already available or have been carried out within the last 12 months.

9.    If the surveyors report highlights any detrimental issues or concerns and it becomes necessary to either retract or renegotiate our offer, or as a result the Part Exchange does not proceed, we will refund £500 of your reservation fee. This represents the reservation fee of £1,000, minus the survey cost of £500. Reasons to retract or renegotiate can result from but are not limited to, matters such as property condition or a lower valuation than our original offer for your property.

10.    Once in receipt your signed reservation form and terms and conditions, Move With Us will instruct up to three Estate agents to market your home. The agents will book all viewings directly with you. Any offers will be reported directly to Hopkins Homes from the agents so we can assess the interested parties’ position and capability of proceeding to exchange of contracts and legal completion within the required timeframes.

11.    On the basis you complete your purchase of one of our new homes as a result of this Part Exchange or Part Exchange Plus arrangement we will pay the Estate Agents fees incurred. We will not pay them in any other scenario. You will stay in your existing property until your new home is ready to move in to.

12.    Hopkins Homes will hold your £1,000 reservation fee as a retention fee after legal completion until we are in receipt of a satisfactory vacate report from the selling agents. Should any work be needed such as removal of items, cleaning or faults to appliances such as boiler etc, then the retention payment may be used to cover any associated costs. Alternatively, if the vacate report is satisfactory, the retention fee will be released no later than 28 days after legal completion of your new home.

Estate agency fees must be agreed in advance between Hopkins Homes and the appointed estate agent.

During the Smooth Move period, Hopkins Homes reserves the right to continue marketing your chosen property. If another purchaser reserves the property, Hopkins Homes may either:

  • Cancel the Smooth Move reservation and refund the reservation fee in full; or
  • Offer an alternative suitable property.

This offer is available on selected plots only and cannot be used in conjunction with any other promotion.

Eligible keyworkers may receive a discount of £500 for every £25,000 spent on a new home, up to a maximum contribution of 2% of the property value.

Eligibility

Applicants must:

  • Be employed by an eligible government body or public service organisation.
  • Provide three months’ payslips confirming their employment status.

Eligible purchasers must declare their intention to claim the discount at the time of reservation and before any other offer is applied.

Hopkins Homes will provide a mortgage subsidy equal to the lower of:

a) Your monthly mortgage payment multiplied by the agreed number of months; or
b) 3% of the purchase price of your new home.

The value of the mortgage subsidy will be deducted from the total purchase price on legal completion.

Please note that some mortgage lenders may not accept incentives of this nature. Purchasers are advised to consult their mortgage provider before reserving.

Spend It Your Way is available on selected homes and developments only and is subject to availability, status, eligibility and lender approval. The value available varies by home. Choose to put your allowance towards a deposit contribution, mortgage contribution or cashback, subject to individual limits and approval. Available on new reservations. Cannot be used retrospectively or in conjunction with another offer. Promotions are subject to change and can be withdrawn at any time. Contribution paid as cashback on completion. For time-bound events, such as launch weekends, customers who attend must be given seven days to consider their purchase, even where this extends beyond the incentive period. During this time, the incentive (but not a specific home) must remain available to them.

Sales teams must clearly communicate to customers choosing to take this additional time that the specific home may still be sold to another buyer during the seven-day period.
