Terms and Conditions

Please see below the Terms and Conditions for the current offers and incentives available from Hopkins Homes.

These Terms and Conditions should be read in conjunction with any specific promotional materials and are subject to availability, eligibility criteria and the reservation of selected plots and developments.

Customers may receive a deposit contribution towards the purchase price of their new home. Contribution values vary by development and are available up to a maximum of 5% of the property value.

The contribution will be deducted from the total purchase price on legal completion.

This offer:

  • Cannot be used in conjunction with any other offer.
  • Is available on selected homes only.

Eligible purchasers must declare their intention to use this offer at the time of reservation and before any other incentive is applied.

Hopkins Homes reserves the right to withdraw, amend or vary the terms of this offer at any time prior to payment of the reservation fee.

Stamp Duty incentives are available on selected plots only and may be subject to time limits.

Where a specific contribution amount is stated, this is based on a purchase at the full asking price.

Unless otherwise stated, any offer to pay Stamp Duty applies only to the standard rate applicable to the purchaser’s primary residence. If the property purchased is not your only residence, you will be responsible for any additional Stamp Duty liabilities.

This offer cannot be used in conjunction with any other incentives.

Hopkins Homes will provide a mortgage contribution equal to the advertised amount, up to a maximum of 3% of the purchase price.

The contribution will be deducted from the total purchase price on legal completion.

Some lenders may not accept housebuilder-paid mortgage incentives. Purchasers should consult their mortgage provider before reserving.

This offer:

  • Cannot be used in conjunction with any other offer;
  • Is not available on Shared Ownership properties;
  • Is available on selected homes only.

To qualify for this offer, purchasers must be employed by the Armed Forces at the time of reservation and provide three months’ payslips confirming their employment.

If you have been referred by an existing customer, your referral voucher must be presented at the time of reservation. Vouchers cannot be accepted retrospectively.

Successful applicants will receive a voucher worth between £250 and £1,000 following legal completion, depending on the value stated on the voucher issued.

Additional Conditions

Only one voucher may be used per home purchase.
The scheme is open to UK residents aged 18 and over.
Payments may be subject to tax. Recipients are responsible for declaring and paying any tax due.

This offer is available on selected homes and developments only.

Part Exchange is available on selected plots and developments.

Eligibility Criteria

  • Your existing property must be at least 30% lower in value than your new Hopkins Homes property.
  • The property must be freehold, structurally sound, and built after 1900.
  • Hopkins Homes is under no obligation to make an offer.

Valuation Process

Any offer made will be based on:

  • Three independent valuations.
  • An assumed sale period of four to six weeks.

Reservation Process

To be considered for Part Exchange:

  1. A completed application form must be submitted.
  2. Access must be provided within three working days for valuation and inspection.
  3. If an offer is made, acceptance and payment of the reservation fee must be received within two working days.

If the offer is not accepted, the reservation will be cancelled.

Additional Conditions

  • Your solicitor and independent financial adviser should be instructed promptly.
  • Existing estate agency agreements must be cancelled.
  • Any fees incurred prior to agreement remain your responsibility.
  • Hopkins Homes will cover estate agency fees relating to the resale of your property.

Your property must be maintained to an acceptable standard until legal completion.

Keys to your new home will be released once legal completion has taken place and all keys to your existing property have been handed over.

This offer cannot be used in conjunction with any other promotion.

Estate agency fees must be agreed in advance between Hopkins Homes and the appointed estate agent.

During the Smooth Move period, Hopkins Homes reserves the right to continue marketing your chosen property. If another purchaser reserves the property, Hopkins Homes may either:

  • Cancel the Smooth Move reservation and refund the reservation fee in full; or
  • Offer an alternative suitable property.

This offer is available on selected plots only and cannot be used in conjunction with any other promotion.

Eligible keyworkers may receive a discount of £500 for every £25,000 spent on a new home, up to a maximum contribution of 2% of the property value.

Eligibility

Applicants must:

  • Be employed by an eligible government body or public service organisation.
  • Provide three months’ payslips confirming their employment status.

Eligible purchasers must declare their intention to claim the discount at the time of reservation and before any other offer is applied.

This offer:

  • Cannot be used in conjunction with any other offer.
  • Is not available on Shared Ownership properties.
  • Is available on selected homes and developments only.

Hopkins Homes reserves the right to withdraw, amend or vary the terms of this offer at any time prior to payment of the reservation fee.

Hopkins Homes will provide a mortgage subsidy equal to the lower of:

a) Your monthly mortgage payment multiplied by the agreed number of months; or
b) 3% of the purchase price of your new home.

The value of the mortgage subsidy will be deducted from the total purchase price on legal completion.

Please note that some mortgage lenders may not accept incentives of this nature. Purchasers are advised to consult their mortgage provider before reserving.

For time-bound events, such as launch weekends, customers who attend must be given seven days to consider their purchase, even where this extends beyond the incentive period. During this time, the incentive (but not a specific home) must remain available to them.

Sales teams must clearly communicate to customers choosing to take this additional time that the specific home may still be sold to another buyer during the seven-day period.
