With the Deposit Unlock scheme you can buy your new home with just a 5% deposit and it’s available to first-time buyers and existing homeowners too.

What are the benefits of Deposit Unlock?

  • It enables first time buyers and existing homeowners to purchase a new build home with a 5% deposit*.
  • It provides access to competitively priced mortgage products up to £750,000, making a new home more affordable.
  • The scheme is exclusively available on selected new build homes, and you will own 100% of the property.

Speak to your Sales Consultant about using the scheme.

We will put you in touch with one of our recommended Independent Financial Advisors, so you can discuss whether Deposit Unlock is right for you.

3.

Once you are ready to reserve, we will provide you with a confirmation letter so you can apply to a participating lender for a Deposit Unlock mortgage.

4.

When your mortgage is confirmed, book a reservation appointment with us and we’ll start your new homes journey.

FAQs

What homes can be bought under this scheme?

It’s exclusively available on selected new-build houses and apartments.

How is affordability calculated?

Each lender using the scheme will assess affordability in the normal way using their lending criteria, which includes consideration of income, outgoings such as regular payments and living costs, as well as an assessment of future changes that might have an impact on a borrower’s ability to pay a mortgage.

How do I apply for this scheme?

Once you have found a new home at one of our developments, speak to one of our Sales Consultants to see whether Deposit Unlock may be available to you.

Can my own mortgage broker process my application?

Unfortunately, not, there is only a few nominated brokers being used to facilitate this scheme. One of our recommended Independent Financial Advisors will be able to assist you.

Are buy-to-let borrowers able to use this scheme?

The scheme is designed to help those with small deposits get onto the property ladder or for those looking to move up the property ladder. It is therefore restricted to owner-occupied homes only.
