It offers a perfect location for an idyllic country lifestyle with all the convenience and facilities of nearby towns and yet within a short drive of the beautiful heritage coast.

Capel St Mary enjoys good local amenities for day to day living including a doctor’s surgery and pharmacy, post office, library, Co-op store and a choice of places for dining including the 16th century White Horse Inn. The village has many activities to suit all ages including the local scout group, weekly dance classes, the Capel Floral Club and various events throughout the year. The village also has its own football club and the Capel Cheetahs running club.

For young families the local primary school, Capel St Mary CoE School, is only a short walk from Saxon Meadow whilst older children may be catered for at East Bergholt High School just 4 miles away. For further education there are both sixth form colleges and university campuses in Colchester and Ipswich; all accessible in approximately 25 minutes by road.

Capel St Mary is close to many historic villages and towns including Dedham; an area of outstanding natural beauty made famous by the artists John Constable and Thomas Gainsborough, whilst the nearby market town of Hadleigh boasts an array of independent boutiques, bistros and grocers offering local, seasonal produce. The Hadleigh Pool and Leisure complex offers numerous fitness classes and there are many sports clubs within the town including rugby, football, tennis and cricket alongside netball, badminton, gymnastics and martial arts or, at Alton Water Park, you can enjoy nature walks, cross-country cycling, water sports and many more activities to keep you entertained.

After all that exercise indulge your taste buds at one of the many fine dining restaurants including The Marquis in nearby Layham, or Le Talbooth and The Boathouse, both enjoying a riverside setting next to the River Stour at Dedham or head to the Salthouse Harbour Hotel on Ipswich marina or the Old Siege House Brasserie in Colchester.

Saxon Meadow has great links to the bordering towns with easy access to the A12 and just over an hour to London Liverpool Street from Manningtree rail station, which is approximately 7 miles away. The M25 may be reached in about an hour and for travel further afield, London Stansted is a little over 40 miles away via the A120.
